Best Homes in Tuscany intermediates homes in the name of the owners. At the moment of a reservation confirmation clients will receive a tenant's agreement form they will have to fill in and send back signed. The signed tenant's agreement form is an agreement between the client and the landlord for the duration of the reservation periode. In the accommodation can live the number of tenants indicated on the tenant's agreement form, only. Also a child is a person. The tenant agrees to respect the accommodation booked and agree to pay eventual damages caused by the tenants, children or hosts during the stay. The tenants also agree to respect the condo rules and the neighborhood. Without a special permission pets are never allowed in the accommodations.

For reserving an apartment with us you need to communicate us a VISA or MASTERCARD information: kind of card, number of the card, exact name of the holder on the card, date of expiry indicated on the card along with the permission to charge an amount which normally corrispond to approx 20-25% of the total rental fee due for a short term rental 1 or 2 monhtly rental fees for a long term rental (6 months-1 year normally 1 month, longer 2 months)

The reservation deposit will be the fully refundable security deposit during your stay.The deposit will be riemboursed at the end of the stay after the final control of the apartment and all utilities due paid. Be sure our landlords are extremely serious and helpful.

RENTAL FEE PAYMENT: The rental fee can be wired onto the company's or the landlord’s account or can be paid cash in euro on the spot. Due to high commissions many landlords do not accept a card payment for the rental fee payment especially in case of long term rentals.

In case of short term rentals the total rental fee must be paid at the moment of the arrival as otherwise Best Homes in Tuscany is not authorised to handle over the keys of the house. in case of long term rentals you need to pay the first monhtly rental fee and the total amount for deposit requested.

PLEASE NOTE THAT IF YOU WANT TO WIRE THE MONEY OR - IF POSSIBLE - PAY THE RENTAL FEE BY CARD YOU NEED TO DO THIS UNTIL MAX 10 DAYS BEFORE ARRIVAL, OTHERWISE THE LANDLORD CAN PRETEND A CASH PAYMENT ON ARRIVAL AT THE MOMENT YOU RECEIVE THE KEYS OF THE APARTMENT.

The clients always will get a receive for all payments effected. In case of long term rentals the client will need to sign a regular Italian rental contract upon arrival receiving an English copy of the text.

After having arranged the deposit payment the clients received by e-mail our reservation confirmation form which indicates all single rental , arrival and payment details and the exact address of the apartment.

Approx 3 weeks before arrival we will mail you our updated Florence travel information with much helpful information for your Florence stay and a city map indicating you the exact location of the apartment.

Upon arrival we the need a photocopy of the passports of all persons living in the house for legal reasons.

 CANCELLATION

In case of a cancellation until max 30 days before arrival 70% of the deposit paid will be reimboursed and 30% will be kept for office and bank fees. After 30 days before arrival the total deposit paid will be kept for cancellation fee if the landlord will not be able to find another tenant. If he can find another tenant for the same rental periode he always will reimbourse 70% -80% of the deposit paid.

INCONVENIENCES WHICH MIGHT HAPPEN AFTER AN APARTMENT RESERVATION CONFIRMATION:

In the very rare case the landlord should have to cancell your reservation for the accommodation booked, we will propose you another one of the same confort category you can accept or refuse. In case you will refuse the amount you paid for reservation will be fully reimboursed.

ARRIVAL TIME CONFIRMATION

The client is responsable for communicating his exact arrival time and delays. The communication of the arrival time must be effected max. until 3 days before the arrival. If the client will not communicate his arrival time by e-mail, fax or wire, the owners and Best Homes in Tuscany refuse any responsability for the first night stay.

Please note that arrivals are generally arranged from 3.00pm to 7.00 pm, departures from 9.00 am to 10.00 am. If you wish to arrange another arrival time we will do our best to help you, but please note the arrival time is established by the owner. The non communication of the arrival time or of delays give no right to be reemboursed or to ask for discounts. Please that arrivals and departures on a Sunday or public holiday and arrivals after 7:00 pm are generally not possible or on a special agreement, only. If we should be able to arrange an arrival on a public holiday or a Sunfay or after 7:00pm we always need to charge a 20,00 Euro special check in fee.

Please note Best Homes in Tuscany and the owners refuses any responsability for free and suitable parking facilities in the Florence downtown as private car traffic and parking is generally forbidden for everybody who cannot produce a special local permission.. We surely will always help you on request to find a garage close to your accommodation. Please note that public parkings are expensive in the historic centre of Florence.

If tenants are less than the number indicated on the agreement form they will have no right to ask for a discount. If tenants will not respect the max. number of persons allowed to stay in the house or let stay pets in the house without being previously authorized, the landlord has the right to cancell the contract immediately without any reimboursement due.

Tenants are responsable for the keys of the apartment. The keys have to be returned to the owner at the moment of the check-out. If the tenants should loose the keys they will have to pay the new ones and sometimes also a new lock.
